This is your reminder that you do not need to build an empire. Either work somewhere or build something that allows you to live the life you want to live. We need a lot less than society pressures us to think we need. I guarantee most of us will be happier that way.

Completed taxes for our last deal never ceases to amaze me the depreciation write-offs from accelerated/bonus depreciation in year 1.

Our investors will have 70% of what they put in as paper losses to offset other or future income. Now that’s magic!

All the technology in the world doesn’t beat walking properties. By walking a borderline deal, you may find something that could make it a deal, like space to add units.

We learn so much valuable information from walking properties.  It also helps build the relationship with the broker meeting us to show.

Friendly reminder to get in at least 2-3 intense workouts in a week. Nothing beats the shower after an intense workout with endorphins flowing and the connections in our brains that are made. It's not just good for our health but good for business.

Therapy has been one of my best investments. Business can equal high amounts of stress. You need to build your mental fortitude with the proper support. Making this investment will allow you to overcome any adversity.

This helps keep us together so we can continue to do a good job consistently.

The beauty of buying in secondary/tertiary markets where rents are lower is we are usually buying at 40% of the replacement cost. This means the area will always be supply-constrained since it won’t make sense for developers to build.

Especially in Oklahoma, they are not building any more workforce housing because it doesn’t come close to making sense.

I made more off 3 properties I held over 10 years than my share of the profits off 400 flips during the same period with a fraction of the effort. Holding long-term is powerful!

The funds from the sale of those properties continue to snowball into more deals.

This is your quarterly reminder. Design the life you want; we need a lot less than society leads us to believe. For us, we do 2-3 real estate deals a year that easily sustains the life we want to live. And I get to live in a beautiful place like this.
