Our Strategy
Acquisition
We target off-market, mismanaged, under-performing apartment communities in the Midwest. Mainly focused on Oklahoma City and Kansas City. Narrowing in on 70+ unit B apartments in emerging B neighborhoods. Where we can raise rents and/or lower expenses with the right improvements and operations.
Re-Position
After acquisition we then address deferred maintenance, renovate units and spruce up the exterior. We will introduce a true and tested 3rd party management to efficiently run operations and reduce operating expenses.
Stabilize
We will then lease units at an increased targeted rent amount. Generally, this should take about three years or less. Once stabilized and generating a higher income, it will allow us to refinance. This will allow us to return most, if not all, of the investor’s initial capital and continue cash-flowing into the long-term.
